Roofing Inspections and Maintenance...what to look for and when?
According to most roofing experts, you should have your roof professionally inspected at least once a year, ideally in the spring and fall, to catch potential issues before they become major problems; however, after having weather like we have with extreme weather changes, consider inspecting your roof twice a year, especially before harsh winter conditions set in.
Key points to remember about roof maintenance inspections:
Frequency: Once
After severe weather: Always inspect your roof after major storms like hail, high winds, or heavy snow.
Important areas to check: Shingles for cracks, missing granules, curling, or lifting
Flashing around chimneys, vents, and valleys for damage or rust
Gutters and downspouts for clogs and damage
Fascia boards for rot or damage
Attic for signs of leaks, water stains, or moisture
What to look for during a roof inspection:
Loose or missing shingles: Check for any shingles that are coming loose, cracked, or missing entirely.
Damaged flashing: Look for signs of rust, tears, or missing sealant around flashing points
Signs of water damage: Check for water stains or signs of moisture in the attic
Rotting wood: Inspect wood framing and fascia boards for signs of rot or insect damage
Clogged gutters: Clear debris from gutters to ensure proper water drainage
When to consider a roof replacement:
Significant shingle damage: If a large number of shingles are damaged, cracked, or missing, it may be time for a replacement.
Extensive granule loss: If shingles are losing a significant amount of granules, their protective layer is diminishing.
Visible structural damage: Signs of sagging or major roof framing issues may indicate a need for replacement.
